Why owners choose us

A hands-off way to get more from a property.

Most owners do not want to become hoteliers. They want a property that pays its way, looks after itself and never rings at midnight. That is the job we take on.

01

Earn with your eyes open

We model your property against the local market before you commit to anything, and we tell you plainly when short stays are not the better option.

02

Your time back

Enquiries, check-ins, cleaners, restocking and the 2am lockout are ours. You get a monthly statement, not a second job.

03

Local expertise

A Birmingham team that knows which weeks the NEC and the city's events fill the calendar, and which streets guests actually want to stay on.

Know the landscape

The rules that shape your choice.

Landlord law and tax have moved a lot. Here is the plain-English version, so you can have a better conversation with your accountant and solicitor.

General information as at October 2026, not legal or tax advice.

Renters' Rights Act and Section 21

From 1 May 2026, landlords in England can no longer serve Section 21 no-fault notices on ordinary assured tenancies, and open-ended periodic tenancies become the norm. Genuine short-stay guest accommodation is not let on an assured tenancy, so it runs differently. Your solicitor should confirm how this applies to your property.

Energy performance (EPC)

The government has proposed a minimum EPC rating of C for privately rented homes by 2030. A well-insulated, efficient property is easier to let in every model, and guests increasingly notice warmth and running-cost comfort. We flag quick wins during onboarding.

Section 24 mortgage interest

For individual landlords, mortgage interest is no longer deducted from rental income. It is relief at the basic rate instead. How your income is structured can change the effect, so speak to an accountant before choosing a model.

The furnished holiday lettings regime has ended

The special tax regime for furnished holiday lets was abolished from 6 April 2025, so short stays are now taxed much like other lettings for most owners. We would rather tell you this up front than imply a tax advantage that no longer exists.

Council tax and business rates

A self-catering property in England can be assessed for business rates instead of council tax if it meets the availability and letting thresholds. For some owners that works out cheaper, for others it does not. It needs checking property by property.

Planning, leases and insurance

Check your lease, mortgage terms and buildings insurance allow short stays, and whether any local planning or licensing requirement applies. We will walk you through the checklist and the right questions to ask before the first guest arrives.

Two ways to use a property

Standard let or serviced stay?

Short stays can earn more, but not always, and not without work. This is how the two compare, side by side.

Income

Serviced stayNightly pricing that moves with demand: events, weekends, school holidays.

Standard letA fixed monthly rent, usually for twelve months or longer.

Void risk

Serviced stayVacant nights are possible, but so are premium nights. We price to fill the calendar.

Standard letStable rent while a tenant is in place, but rent arrears and a long possession process can follow.

Condition

Serviced stayProfessionally cleaned and inspected after every stay, so wear shows up early.

Standard letTypically inspected a few times a year.

Flexibility

Serviced stayYou can block dates for family or sell without a sitting tenant.

Standard letThe property is committed to the tenancy until it ends.

Useful to know

Rent-to-rent or a management agreement?

There is more than one way to run serviced accommodation. Knowing the difference helps you choose the one that fits your property and your appetite for risk.

Rent-to-rent

  • An operator leases your property from you and sublets it as short stays.
  • You receive a fixed rent, usually for a set term.
  • The operator keeps the upside, and carries the risk of quiet months.
  • Your lease, mortgage and insurance must all permit sub-letting.

How we work

Management agreement

  • You keep the property and the booking income.
  • We run it day to day for an agreed share, so we are rewarded when you are.
  • You see every booking and every cost in your monthly statement.
  • You stay in control: set your own blocked dates and spending limits.

Make the property work harder, without working harder yourself.

Questions

Straight answers.

Cannot see yours? Ask us below. We reply to every enquiry.

Which properties suit serviced accommodation?

Well-located one- to four-bedroom homes and flats in and around Birmingham tend to do best, particularly near the city centre, the NEC, hospitals and universities. Send us the postcode and we will tell you honestly whether short stays make sense.

What does it cost?

We quote after seeing your property so the number reflects your situation. There is no obligation, and we will explain exactly what is included before you decide.

How much could I earn?

It depends on the property, the location and the season, so we do not publish headline figures. Our free assessment compares projected short-stay income with a standard let, and shows both sides.

Do I need to furnish the property?

Yes, guests expect a fully furnished, hotel-standard stay. We can advise on a furnishing plan and budget, and source items for you if you would like.

Is it safe for my property?

Every stay is vetted, every turnover is inspected, and noise and occupancy rules are set from the start. We will also point you to the insurance cover to check with your provider.

What areas do you cover?

Birmingham and the surrounding area. If you are just outside, ask anyway.

Can I stop whenever I want?

Terms are agreed in writing before you start, including how to pause or end the arrangement. We will talk you through them in plain English.
